6-Step Process:
How Mortgage Loans

We’ve developed a seamless process to streamline the process of brokering a loan through Gold Capital Lending. Follow the steps below, and your mortgage loan can be approved in less than 30 days.

01.

Become Broker Approved

Start with the Broker Application by clicking “Approved” link in the menu above. Our team will start the process immediately upon receipt of the Broker Package. Once approved, you will receive an email with instructions and be able to order Appraisals, access Forms, and submit a loan!

02.

Order Appraisals

We choose quality partners in order to ensure a smooth loan process. Click “Appraisals” on the top menu to access the log in for our Appraisals. Once you order through the Broker Log In, you will be granted the chance to order Appraisals.

03.

Request Forms

Obtain all the required signatures to begin the loan disclosure process- we will start by running the Borrower’s credit report as the first step for qualification. Provide all updated income documentation, asset statements, and employment information to help speed up the process!

04.

Issue Disclosures

After confirming all required information, the first set of disclosures are issued and sent to Borrowers for electronic or manual signatures. Then the process will turn over to Underwriting. Please note you are required to wait a minimum of 7 business days before your next set of Closing Disclosures.

05.

Underwriting Completed

Once your loan is approved and you qualify under your designated program *Underwriter verifies income, assets, and employment, appraisals are completed with valuations finalized* your loan is now submitted for funding. Please note you are required to receive the first set of closing disclosures at least 3 business days before signing Loan Documents (consummating your loan).

06.

Funding & Recording

After you sign loan documents, funds will be disbursed, and your loan is now recorded with the corresponding County. You are now a Homeowner! You will receive a Final Closing Disclosure with all the finalized costs of your loan. You will receive information about your servicer within a few months that will include portal access for your new mortgage payments.
